    4 Reasons Why You’re Not Getting Real Estate Leads Online And How To Fix It

    This has to STOP… Obviously, you want more traffic and leads, right? We’ve all struggled to increase website traffic, and every lead guru has a big bag of tricks they’re eager for you to try. But… it’s a heck of a lot simpler than that.

    All you need to do is fix these 4 common reasons that are often neglected by real estate website owners either because they don’t understand their importance or because they are not sure how to approach them.

    On this particular video, we’re going to address one of the most common “problem” questions that we get…

    “Why am I not getting the real estate leads online that I want or I’m NOT getting any leads?”

    Because in order for you guys to get value out of leveraging the web with your marketing, you got to be getting leads in some way whether it’s phone calls, whether it is people submitting forms, whatever it is. Leads have to be had, otherwise, you are not getting the value out of it.

    We boiled it down to just four reasons that you are not getting the number of leads you want. As you are going through this particular strategy sketch, make sure that you are identifying which one or ones of these you need to tap on next.

    If you are not getting leads you want, you need to be doing one of these things better or more.

    Why Your Not Getting Real Estate Leads Online Reason #1: Traffic

    The first thing you want to look at is your traffic. That’s the most obvious thing, right? Because you can’t get a lead if you are not getting people to land on your website.

    How do we get more people to land on your website?

    The first thing we’d like to see is that you are getting at least 25 visitors to your website per month and we are saying at a minimum because on average let’s say it’s a motivated house seller website… you might be converting three, five, six, seven, eight percent,10% if you are doing really well, into a lead.

    If you are converting at 10%, which is a really high conversion rate in this type of market, you are only going to be getting about two to two and a half leads per month. Now that is not a lot of leads so that is your issue.

    If you are getting less than 25 people to your website a month, then that’s probably the first thing you need to focus on.

    If you are getting 50, 60, 70, people to your website a month and you are still not getting very many leads, let’s say it’s converting at less than 1%, we are going to move on to the next thing.

    The next thing is the quality of your traffic. First off, if you have traffic coming in and you are getting 20, 30, 40, 50, 60, 100 people to your website a month but you are still not getting very many leads, you are getting less than 5% or less than 3% of them becoming a lead, it could be a quality issue.

    You need to ask yourself some questions. It could be, where are these people coming from? Are they coming from good marketing channels? What is the message that you are delivering to them to get them to your website?

    Often times we’ll see people using Google pay-per-click or Facebook ads or something and they are getting a lot of traffic from Facebook for motivated house sellers but the problem is, those people are not very targeted. So you don’t want to be driving motivated house sellers from a random Facebook campaign to websites and expect to really have a conversion rate.

    The quality of those visitors is going to be lower. The quality of the Craigslist visitors will be probably a little bit lower, the quality of an SEO lead is going to be way higher. If you are not getting very many leads but you have a lot of traffic, see where your traffic is coming from. Is it coming from a high-quality source where they are very targeted and you can help them specifically? What message do they see before they land on your website?

    Did your ads say, “Sell your house.”? Then your website now says, “Sell your houses quickly, we buy houses.”. They are just looking for a real estate agent and you are offering a completely different service. Look and see what your ads and your message says.

    If you got the traffic nailed, the quality is perfect and that’s nailed, and you got a lot of traffic coming in and you are still not getting the leads you are looking for, what do we look at next? We look at performance next.

    Why Your Not Getting Real Estate Leads Reason #3: Website Performance

    We talk a lot about performance here at InvestorCarrot where performance is one of the things we specialize in.

    It’s helping your websites perform at a higher level which means convert more of your visitors, more of your quality traffic into a lead. The performance side is your website. Have you gone through some tutorials on this website? Have you gone through our other whiteboard strategy sketches to see how you need to structure your forms? Have you gone through some of our mastermind calls, things like that? Make sure your website is built to be high performing.

    If you are a Carrot member already, you got this one nailed. You don’t have to do anything there unless you jerked up the design that we have given you. Make sure you are sticking with the design, then just personalize it with your own content, tweaks, you personalize it with your branding and credibility.

    If you are not a Carrot member, make sure you are really focusing on the design of your website so it’s performing at a high level and like I said we have a lot of resources you can check out.     You can have the best website in the world that is set up with all the cool things to get someone to convert into a lead, but maybe you haven’t built credibility on the website. Maybe people aren’t believing that you can truly help them.

    Maybe you’re not really building that connection with them enough to where they are like, “Man, these people seem like real people and I want to work with them.” You need to nail the credibility.

    What do you do to really build great credibility for any business?

    It could be business selling microphones or a business selling whatever it is. You need to be building credibility and you do it the same way. You have a really good about page.

    We found in our data, the number three most visited page, sometimes the number two most popular page across all of our thousands of InvestorCarrot members websites including our own sales websites is always the about page because people are looking to prove or disprove the preconceptions in their mind on why they should or should not work with you.

    If they go to your about page and it’s basic, it’s generic, it doesn’t have anything about you, they aren’t building that connection with you. They are probably going to bounce out of there and possibly go and look at your competitors. The ones that they connect with more, are going to be the ones they choose to work with.

    Make sure your about page has a little bit about you. Kind of tells about why you want to help people, your mission, and list maybe some of your team members in there. Don’t be afraid to put your face on the website because your face is going to have to go in front of your client eventually.

    Number two is social proof.

    Do you have things on your website that show that other people have worked with you before them that you helped that have been in similar situations?

    It could be a testimonial, it could be videos, it could be case studies on deals you have worked with, it could be people who you’ve sold properties to who have gotten great returns now and they had a better experience working with you. It could also be the Better Business Bureau badge.

    Things like that help to build social proof, reviews on your Facebook channel, things like that. You just want to show other people have worked with you in the past or attest to your character, that you are the type of person that they would want to work with.

    The last thing is clear and honest branding.

    We found so many websites that nail the about page, nail the social proof, they got the traffic coming in but their logo up top looks like it’s been made in Microsoft Paint in 1998. It’s pixelated. The words are hard to see, and the very first things we often times look at on a website is the upper left of that website which happens to be where logos often times are or at least the top of the website.

    So make sure you have very clear honest branding.

    I didn’t say you have to have a fancy logo, that’s a completely different thing. Some of the best websites that we have found that generate the most leads, had the simplest logos out there. They didn’t spend a bunch of money on them.

    Reasons You’re Not Getting Real Estate Leads Online

    If you nail these four things; nail your traffic, the traffic is high quality coming from great sources with a very clear and defined message that matches your website, the website is set up for performance and not just a couple of things but set up everywhere on every single page to perform at a high level, follow what we do and model it.

    Don’t copy what we do, but follow and model what we do or if you are a Carrot member that’s already been done for you.

    On the credibility side, have a great about page. Look at our about page and see how much you connect with us. We have our core values that we tell about our start-up story, we tell about our team, and you get a chance to connect with us at a better level. It becomes real people then, and it’s easier to work with people than work with a kind of an ominous company.

    Get your social proof nailed, get clear on honest branding and if you still don’t have a stream of leads coming in from there, I would highly suggest then you go back up to number one and ramp up your traffic using other methods.

    Go out there and get your leads flowing upwards, get your leads flowing in and make them consistent and predictable so your business can grow.

This month we will quickly break down our leads by traffic source and then get into a few more interesting reports like “Page Depth”. We will show which states are generating the most leads and how many website pages are visited before a potential lead opts-in.

    A quick note, the purpose of our Carrot harvest reports is not to brag or boast. But, rather, we take pride in be transparent and sharing our data. This allow real estate investors a peek to see what is working for inbound online marketing.

    Real Estate Investing Lead Breakdown… this snapshot shows the breakdown of leads generated in the past 30 days through InvestorCarrot.

    Again, we don’t show these numbers to brag, although we are proud of our members and the numbers they’re pulling!

    We have always been transparent and honest because it’s breed into our Core Values. Our goal is to present this data in hopes that it helps you with your inbound marketing and real estate investor website optimization. We’re are always ready to help.

    As you can see, the vast majority of the leads in the past 30 days are from organic SEO. No surprise there. SEO is still the driving force behind inbound marketing.

    Google won’t give us the specifics on this direct/none data, but huge majority of those leads can be counted as SEO. While, another portion of those direct/none leads come from Craigslist ads. They show up in the “(direct)” section because Craigslist doesn’t allow live links in real estate ads any longer in the majority of cities… so people have to copy and paste the URL into the browser to go to the website… which would make it a “direct” link to the site.

    Mobile Is The Now (in a big way)

    We’ve talked about it many times… and will continue to do so… if your website isn’t AMAZING on mobile (NOT just “mobile friendly”) you’re losing leads.

    Mobile Gets Fewer Visitors But MORE Leads

    Mobile Optimized Websites… extremely important opportunity for real estate investors to capture and convert leads. Carrot sites are now consistently generating 50% of your leads… this is because we’ve focused so much on crafting a high performing mobile responsive design to convert… not just to be “mobile friendly”. Does your website convert well on mobile or is it just “mobile friendly”?

    Back in August we reported that mobile leads were the future. Now…mobile leads are consistently generating over 50% of leads in the device category. That shows how important it is to have a mobile responsive site ready for your potential leads.

    We say this all the time, but we really do love seeing our customers have success and grow personally and professionally. The reality now is that you must have a mobile friendly website. It needs to be quick and simple to use, or visitors are going to leave. That is why continue to test and improve our websites, to ensure they give your visitors the best experience possible.

    Top 10 Lead Generation Conversion Rates By State (With At Least 2000 Sessions)

    We’ve published about this before, but as real estate markets heat up conversion rates for the wholesaler / flipper motivated seller website decreases a bit. If you check back on Harvest Reports from last year you’ll notice the conversion rates were a tad bit higher.

    That’s all normal in a hot sellers market and if you’re doing any direct mail you’re seeing the EXACT same thing happening as well. 2-3 years ago you could send out a 1,000 piece mailing and get X amount of leads… today you have to send out a 5,000 piece mailing to get the same amount of qualified leads.

    Why? It’s the market.

    When sellers have more options to sell they look more, they get the confidence that they can sell it themselves, they list with an agent because houses are getting above asking price offers in many places, and we all have to cut through more clutter that sellers are seeing in their everyday lives.

    Which States Have The Highest Average Conversion Rate In Today’s Market?

    See The Top Spots For Real Estate Investing Leads… North Carolina, Tennessee, Massachusetts & Pennsylvania round out the top 4 states for highest converting states. One statistic that is always a fun and interesting to take a look at is the lead conversion rate breakdown by state. In April, North Carolina earned the top spot followed closely by Tennessee.

     

    Why is that? A lot of the real estate market depends on where you are transacting your deals. These states typically perform higher than other states as far as conversion rate… but as I dive into below… very hot sellers markets tend to have lower conversion rates. So if your state isn’t on that list above, don’t sweat… it’s just a cool stat more than anything.

    So what can you do?

    Try and understand your leads better, what messaging do they respond to? To convert more visitors to leads, try switching up the copy in your hero section. Answer a question that they might have when they land on your site.

    Instead of offering them a quote, consider offering them a consultation call, a free estimate of their houses worth, or a custom solution to their housing situation.

    How Many Pages Did Visitors View Before Converting To A Lead?

    The age old battle of “squeeze pages vs. websites” will continue until websites are no longer a thing… but we usually try to take the data driven approach to what works. We’ve tested squeeze pages vs. mini sites setup the way we set them up (so every page is geared to convert a visitor into a lead very strategically) and for motivated house sellers our style of “mini site” has always performed better.

    But when we dive into the data even more… you see how darn important it is to your best leads to dive into the information on your website.

    Most Of Your Leads Like To See 3, 4, or 5 Pages BEFORE They Opt In…

    This month we also took a look at some different stats: How many pages did a visitor visit before turning into a lead.

    What should you do with this data?

    First off, if you only have a 1 or 2 page website… you should probably add more content and pages to your site. Build out an amazing About Page, a great FAQ page, describe how your process works, add in some city specific pages, and more.

    But make sure to structure your pages to all convert. You can use our FREE Conversion Rate Guide + Checklist here to help you make your website performs better.

    This type of data allows a journey into the psyche of a user. A large majority like what they see after visiting five or less pages. But, there’s still plenty that it takes 6,7, 8…to make the decision. Notice that two page visits is in the middle. Pretty cool stuff!

    It also shows the importance of optimizing all of your pages. Such as, making sure you capture and add testimonials to your site.     As we wrap up another month in 2016 we are ready to bring you InvestorCarrot’s lead data for February. Despite being the shortest month of the year, the lead volume was right on pace with December and January.

    InvestorCarrot members generated 14,178 online opt in leads last month (this doesn’t include the tens of thousands of phone call leads). Which is very close to the 14,212 leads that were generated in January. Consistent lead flow is a great asset for a business. If you are driving traffic on a consistent basis it can make your marketing dollars stretch when you know which channel are your most profitable.

    We ran a survey in February to get a little more information about how many deals members were closing from their leads, and to get some feedback on how we can make improve Carrot even more in 2016 (we have exciting news on the horizon).

    The general consensus among our team after conducting this survey was…we need to do these more often.

    We got a ton of great feedback from our members and got a lot of great questions from the form.

    We read through every single submission, suggestion, and question. After talking with our team, we wanted to put together some answers and share some of the data we gathered from the survey.

    Our hopes in sharing these results, is it answers a question you have, shows you where you are at in comparison to other Carrot members, and gets you excited about some of the changes we have in store for Carrot.

    So let’s get started with some data and insights we found from the survey.

    1. 74% of our members primary investing strategy is either Wholesaling or Fix & Flip

    This isn’t a huge surprise to us, but we were curious if members were using their Carrot websites for investing strategies that were new and creative. We did find a few note buyers and commercial real estate investors.

    The breakdown wholesaling came in at 43% and fix and flip was 31%.

    2. 34% of our members have closed between 1-5 deals in the past 12 months

    We are always curious about how many deals our members are closing from the leads they generate on their website. Tracking that data would be difficult and is often left to us reaching out to customers and hearing about their success. With this survey we were pleasantly surprised when a lot of members shared with us how many deals they have closed.

    Closing 1-5 deals is a huge success and we are proud as heck that our members are turning leads into revenue. Nearly 29% of Carrot member said they have yet to close a deal from their Carrot websites. We are constantly working on ways we can improve Carrot to help bring this number down.

    9% of Carrot members said they closed over 20 deals in the last 12 months.

    3. We asked about what content you wanted us to write…the answer was overwhelmingly SEO

    We were curious what types of blog posts, training’s, and featured content our members and prospects wanted to read from us. Within our company, we all had our hunches, but we asked, and you answered. The highest ranked topics were SEO, Pay Per Click, and Content Marketing.

    This data excited us because those happen to be what we are great at and have a lot of data on. To better help our members with SEO we will be retooling some of our content to give more in-depth SEO advice, better PPC information, and make content marketing even better for you in 2016.

    4. The most common frustrations, plus their answers

    Probably the most important question we asked in the survey was “What is your current biggest frustration?”

    We heard a lot of great feedback and were able to quickly resolve some of the frustrations with a simple tutorial or website tweak.

    Here are a few of the top frustration Carrot members are having.

    Frustration #1: Standing out in a crowded market

    One of the recurring questions/concerns we saw on the survey were members saying they are seeing more and more Carrot members pop up in their market.

    First of all, we view this as a huge benefit. You have the same tools and resources that others do and seeing other Carrot members appear means something is working. Even Starbucks has multiple storefronts operating on the same block. So how do you stand out in a crowd? The answer is easy. Brand yourself with your unique selling proposition, build credibility, deliver value, and make your site look different.

    Frustration #2: Getting leads to return phone calls

    This one is tricky. You can only help people who want to be helped (or so the saying goes).

    But you have to put yourself in the leads shoes. There is a good chance the leads are submitting their information on a few websites. They do this to get an idea if other investors will offer more than what you can offer.

    The key to getting a lead on the phone is calling them as soon as they submit a form on your site. You MUST do this because they are in the state of mind where they WANT to hear an offer, and calling them back shows you are quick, professional, and have your business running efficiently.     Frustration #3: Having someone write unique content

    We understand that writing 100% unique content takes time. Someone on our team is writing every single day and you know what, we know it’s hard and not everything you write turns into profits.

    Content marketing takes time. In fact, if you are expecting to see results from content marketing immediately, you should shift your traffic strategy something that delivers results faster (like PPC or YouTube marketing).

    At the very least it can take a couple weeks (if not more) for Google to crawl your site and index the new content. So putting out 100% custom content is only half the battle. You need to find ways to get that content in front of people who are asking questions. This is where conversation marketing comes into the mix.     Frustration #4: Not knowing what to do to get the highest ROI

    This really is the million dollar question. If we knew the answer to this, trust us, you would know.

    The thing is… it can be different for every investor depending on lots of variables.

    We love sharing data with our members to help them succeed. The honest answer to this question is it depends. Do you have time to learn and implement marketing strategies? If no, then hire someone. Do you have a marketing budget to pay for someone to manage a pay per click account or your SEO? If not, you will either need to learn or close a deal to then bankroll your growth.

    You might not think you have time to learn SEO or other marketing strategies, but at the very least you should understand their basic concepts. If you are looking to hire someone you should make sure to ask all the right questions and have a good idea of what they will be doing on your website.

    The first month of 2016 is in the books. How did you do? Were you able to improve your mindset, your business, or your numbers? For a lot of our members we sensed a change in focus and finding a marketing plan that works for them in 2016.

    Across our network of real estate investor websites, there were definitely a strong number of leads coming into Carrot sites. Let’s cut to the meat and potatoes and show you exactly how many leads Carrot sites generated last month.

    Last month Carrot members generated online opt in 14,212 leads. This doesn’t include the thousands and thousands of phone call leads our members have received… which takes it well over 20,000 leads per month. Those include motivated seller, rent to own, cash buyer, and a few note buyer leads.

    As you can see, these numbers are up from last month’s 13,340… which we expect. 

    Leads aren’t the only thing improving

    We have seen a steady rise in sessions (visits) on Carrot member’s websites. As more and more members improve their SEO rankings it is no surprise that we will see more sessions.

    A Quick Note: A session is a group of interactions that take place on your website within a given time frame. For example, a single session can contain multiple page views. Another name is “visits”.

    So what does this all mean? It means that Carrot members are effectively driving more traffic to their sites. This is awesome and is something that we will see continue on an upwards trend.

    When was the last time you asked yourself why?

    The last month has been crazy busy for us at Carrot. We have a lot going on and some exciting information to share with you soon.     As we’ve written about before, the holiday season (especially when there is harsh weather like some parts of the country are seeing) sees less house sellers hitting the web to actively sell their home. More time is being spent with families and selling a house around the holidays can be tough.

    However, the 3rd quarter of 2015 showed that flipping houses in general is up from this time 2014, and the total volume of leads for InvestorCarrot members in 2015 grew by a wide margin from Q1 to Q4. Check out the past months Harvest Reports to see the upward trend.

    Below we dive into the places the leads came from in December… which shows you that Inbound marketing… specifically SEO and content marketing are still leading the charge by a very wide margin (studies show up to 60% of “direct” leads that Google reports are actually from Google searches).

    With Fewer Leads In Holiday Months Are Deals Still Closing Consistently?

    You bet. Realty Trac released it’s Q3 2015 U.S. home flipping report and in that report they state…

    43,197 single family homes and condos were flipped — sold as part of an arms-length sale for the second time within a 12-month period — in the third quarter of 2015, 5.0 percent of all single family home and condo sales during the quarter.”

    Holy cow! That’s a lot of house flipping going on :-)

    The report breaks down markets for the flips and covers more details about the report and the methodology for which the data was gathered.

    Knowing that there are deals to be made, it forces you to step back and get the basics down first, and that is generating leads. It’s hard to do a deal without the lead. 

    Today, we wanted to spotlight Connor, an InvestorCarrot member who was struggling to crack the first page of Google in a crowded market. We interviewed Connor and asked what he did to get to the first page of Google for top motivated house seller keywords in a hyper-competitive market, and how those results have paid off for him.

    Connor is an investor in the Dallas market, which is one of the most competitive markets in the country.

    Many of you reading this may be thinking…

    “But if there are already Carrot members doing well in my market can I succeed too?”

    Well, read this other post we wrote first, then come back here… but the answer is ABSOLUTELY YES.

    Connor was brand new into the market in 2015 and got focused and implemented our system and leveraged our resources…

    … and is carving out his own space in that crowded market.

    The cool thing is… there were already dozens of Carrot members in the Dallas market before Connor ever entered it, but he didn’t sit back and relax and wait for magic to happen without doing anything… he busted his butt and leveraged every resource available to him here at Carrot and outworked most of the others in that market (there are other Dallas Carrot users crushing it as well!).

    So let’s dive in and hear from Connor!

    Q: What was your biggest problem in generating leads online at the start?

    Connor: “I needed more automated leads that would come in with consistency throughout the day without taking all of my time and focus away from my daily business.”

    Connor started researching real estate investing and how to wholesale properties. After trying a few methods online he realized that his biggest limiting factor was the consistency of leads.

    He did some research and found InvestorCarrot and signed up a little over a year ago.

    Connor: “I have closed over $60,000 dollars in deals off my Carrot Sites alone in the last 6 months”

    Q: What would you attribute to your success so far?

    Connor: “Hard work and following the plan. I spent 9 months studying and implementing… watching the Carrot training videos, making YouTube videos, and writing original content for every page I have. I knew it would be a lot of work so I just set goals to do a little bit every day.”

    Connor attended a lot of our weekly LIVE Coaching Calls (included in our Content Pro plan), went through our trainings, and experimented a lot with is InvestorCarrot websites.

    Inching up the Google rankings…

    Connor says “I was nowhere to be found after 6 to 7 months within Google” for his target market of Dallas (crazy competitive and that 6-7 month timeline is expected with a fresh website in a market like that).

    But after following a proven model and letting Google index his pages, he noticed he moved up to the 5th page.

    From there it only took a month to get to page 3 and then another month to get up the 1st page on Google for his targeted keyword.

    Connor: “The leads come in every week. The entire Carrot team is awesome. Their customer support is great. Jake has helped me every step of the way. I owe him a lot. I refer people to Carrot all the time.”

    Q: How does InvestorCarrot help your business the most?

Set a game plan and daily, weekly, and monthly goals. Do something every day to make your sites better. And align with experts who can be there for you every step of the way”

    He is right, but all that work doesn’t need to be a burden. You have many options when getting that work done.     It’s that time of the month, time for another Carrot harvest report. But this month we are throwing a little curveball that we think you will like.

    Aside from living up to our transparency core value and showing behind the scenes of our website stats, including how many leads our members generated in the month of November, and of course where those leads came from… we are going to share an inspirational story about an InvestorCarrot member who joined less than 6 months ago and has already closed 4 deals from his Carrot website.

    We are excited to share stories about members achieving their business and personal goals and want to use these stories to help you get excited about what you can achieve.

    So here is what you should do.

    Let’s Get Started With Our Monthly Lead Harvest Report For November

    As we’ve posted before, the holiday months tend to level off as far as lead volume goes for many types of leads that our clients are looking for. In November Carrot members pulled in 16,616 online opt-in leads (plus thousands and thousands of phone call leads that we’re not able to track), so the month was really a very average month compared with the previous 5-6 months of leads in our Carrot Harvest Reports.

    SEO remains the #1 way we’re pulling in so many leads followed by Craigslist marketing (which makes up a portion of the “(direct)” lead source), Facebook then PayPerClick leads which are growing.

    So the bread and butter of what we teach in our trainings for our members is remaining to be extremely strong.

    Now, with these lead reports each month, you may say…

    “Ya, amazing seeing tens of thousands of leads each month… but are they turning into deals?

    We don’t have a way of tracking what happens to the leads after a member gets them into their Carrot Lead Database… but we do talk with our members all of the time finding out how things are going and what’s working.

    We do know that there are tons of deals being closed every month by Carrot users with leads they’re pulling in leveraging our platform. On some weeks we may hear of half a dozen or a dozen+ deals being closed from various members… and those are just the ones we hear about in passing.

    Tim is a relatively new real estate investor in Delaware and has been a Carrot member for roughly 6 months.

    Tim is a regular on our weekly Carrot Coaching Calls (for our Content Pro members) where we dive into behind the scenes stuff that’s working in today’s market… and have open Q&A where we dive in and help our members with their biggest strategy related questions.

    He’d come week after week and ask us questions… then he’d go away and implement and come back the next week with more questions.

    Pretty soon he let us know he was having his first closing from his Carrot leads (at the start from his PPC campaign).

    It’s exciting for us to see. Here’s how Tim did it…

    So… we reached out to Tim after hearing about some of his success flipping local properties and asked him to share a little bit more about how he found Carrot, how he uses Carrot, and some of the success he has had.

    We asked Tim to share a little about his journey, where he started and where he’s at now in his real estate investing business. 

    What were you doing before you joined InvestorCarrot?

    “I was laid off from my job in June and decided to go full-time into wholesaling and purchase InvestorCarrot even though my wholesaling business was in debt up to that point. I worked very hard to follow the 3 Lead Per Day program and implemented everything I could, along with the weekly Coaching Calls.”

    So, you focused on PPC marketing to drive seller leads, how were things working before you switched your website to the high converting InvestorCarrot websites?

    Tim said he started his investing business and wanted to use PPC to drive traffic to his website. This is a great way to get traffic coming quickly but he quickly realized he was spending too much and not getting any results with his non Carrot website.

    “After I spent $6k on PPC and didn’t get any deals with my low converting old non-Carrot website, I knew I needed a better way.”

Each month we are committed to opening up our data and showing where the real estate investing leads on our platform are coming from. We love to be open and transparent, and hopefully, these numbers are as exciting to you as they are to us.

    This is a great way for all of the Carrot community to keep a pulse on what is working and introduce new online marketing opportunities for real estate investors.

    For InvestorCarrot members, use this as inspiration to know that what is at your fingertips with the InvestorCarrot platform, our training, and support is crushing it (in a good way) for our members… and it can for you too.

    For non-Carrot members, use this as research to find out what’s working in today’s market… and get out there and implement!

    A Few Quick Notes Before We Dive Into The Data

    • What types of leads are they? The leads we are showing are motivated seller leads, cash buyers, rent to own tenants, note sellers and some private lenders mixed in there. The cash buyer, rent to own tenants and motivated sellers make up the bulk of the leads you will see.
    • Do these leads include people who called on the phone?  Nope, the numbers you will see on this page are ONLY leads where the seller, buyer, tenant, etc. put in their information into one of our InvestorCarrot member’s websites. Right now we can’t track phone call leads on member’s websites, but from our surveys and talking with customers that is likely another 5,000-8,000+ leads per month coming in from phone calls. But for the sake of this post, we’re only going to show what we can back up by data… and since we can’t currently track phone calls our customers receive… we’ll leave those leads out for now.
    • What are leads that show up as “Direct” in the stats? Great question! Google started showing a huge chunk of traffic in Google Analytics as “Direct (none)” a while back. In the past, “direct” meant that the person actually put your URL into the browser and went to your website. But now, Google is mixing in a huge number of visitors that actually came from Google searches. Some studies show that 60%+ of the traffic that shows as “direct” is actually from Organic Google search. Google just does a good job of hiding that from us for some reason. So for the sake of this post, we’re going to say 60% of the “direct” lead source is actually SEO related.

    Online Lead Generation: 16,568 Seller, Cash Buyer, Rent To Own & Tenant Leads Came In During September

    If you are following our monthly harvest reports you will notice September’s leads were slightly less than last month. Whenever you study data like this, you must consider historical relevance to understand what the data is actually saying.

    Summer Months Are Heavy Motivated Seller Months… fall and winter dip a bit historically. As a real estate investor, you are probably aware that leads tend to get a little harder to come by in the winter months. But the seasonality of leads shouldn’t deter you from ramping up your marketing efforts.

    We expect to see this trend continue through the fall and holiday months… then come January we usually see a hefty increase for cash buyer leads because investors are looking at their goals for the year and start to seek out new investment opportunities.

    What does this mean to you as an investor?

    Make sure you know that there is seasonality to online searches and demand… and make sure you have other types of marketing to help stack on the leads during months that are traditionally slower “seller” months.

    A majority of the leads coming to our customer sites are from direct traffic, which includes Craigslist ads, SEO, and people just typing in the URL of your website. No big surprises here.

    Keep using those.

    But, as we’ve seen in recent months again… Facebook (mobile) and Google Adwords continue to be amazing sources of leads. The Facebook leads tend to be cash buyers or rent to own tenants as motivated sellers are harder to attract through Facebook marketing (but not impossible).

    Let’s look at the real estate investing leads by state

    One statistic that we always find interesting is “goal completion” by state… in less nerdy terms… leads by state.

    As you can see in the picture below, the darker the blue color… the more leads were generated by our members in those states in September.

    Now, remember, these are all types of leads. Sellers, cash buyers, rent to own tenant buyers, private lenders, etc.

    There are lots of ways you can interpret this… but here’s what we see from it. 

    The “early mover” markets like Florida, Arizona, and California are hot right now. Many sellers are jumping into the fray wanting to sell their houses and there are a lot of investors looking to buy properties in these markets.  But then you see states that have more consistently strong real estate markets that are also pulling in solid leads. Like Texas, North Carolina, Pennsylvania, Colorado, Georgia, and many many more.

    If we compare this against the top real estate markets to flip houses in the US in 2015 (below) you’ll see that some of this data matches up quite nicely. Also, you’ll see that in many states in our chart above that aren’t a dark blue… they are still insanely great markets to flip houses in right now. So use both our chart above with the chart below to really target in on hot flipping markets right now.

    Fun Fact: 20% of last months leads came in on a Tuesday

    This isn’t groundbreaking or Earth-shattering data, but it is pretty darn cool nonetheless.

    We can drill down in our Google Analytics and see which day generates the most leads for our members.

    What should you do with this data?

    Well, you can use it to tweak some ads or be more active on social media during these times.

    Try tuning your Adwords, or Facebook marketing to use more of your budget on a Tuesday and see if you can’t get a boost in leads. Also, make time to be on Twitter looking at trending topics or ways to engage with sellers and buyers on forums and Facebook discussions.

    The #1 Day Is Tuesday, Worst Is The Weekend… The middle of the week is when you should expect the highest volume of leads.

    As interesting as the #1 day that leads are attracted online according to our data… is also the times that the least leads come in… the weekend.

    Notice that Saturday was the worse in September, Sunday 2nd worse, and Friday 3rd worse.  With the middle of the week coming in on top.

    What does this mean? It gives a bit of a glimpse into the way motivated sellers, tenants, and cash buyers search. They tend to want to forget about their real estate issue on the weekends… and come mid week are reminded that they really need to get their butt in gear and make stuff happen.

    So leverage this data by bumping up the activity on your social media marketing during mid-week and maybe even making sure your direct mail pieces land in their inbox mid week (test it).
